Level 2 vs DC Fast Charging for Commercial Property

The right charger is decided by one question: how long does a car sit in your lot? Get that answer right and the rest of the design follows. Get it wrong and you either overspend by six figures or install stations nobody can use.

Dwell time decides it

A hotel guest parks for twelve hours. An apartment resident parks for fourteen. A fleet van sits at the depot all night. In all three cases a Level 2 station delivers a full charge before the vehicle moves, and a DC fast charger would simply finish faster and sit idle for the remaining ten hours — at many times the cost.

A shopper parks for forty minutes. A driver pulling off I-95 wants to leave in twenty. A police vehicle needs to return to service now. Those cases only work with DC.

Electrical capacity is the real constraint

Level 2 usually fits inside what a building already has, especially with load management sharing power across ports. DC fast charging frequently requires new three-phase service, a transformer, and a utility interconnect — which is where both the cost and the schedule expand.

Battery storage can bridge the gap, buffering high-power sessions off a smaller service and cutting demand charges at the same time.

How the money works differently

DC fast charging can be a revenue line: per-session pricing, corridor traffic, and in-store sales during a 25-minute stop. Level 2 is usually an amenity play — it supports rents, renewals, bookings, and employee retention, with modest fee revenue on top. Both qualify for the 30% federal credit, which is applied per port, so a larger number of Level 2 ports often captures more total incentive value.

Most good sites use both

The design we recommend most often is a bank of Level 2 for the parking that turns over slowly, plus one or two DC ports positioned where visitors enter. It covers every driver scenario without paying for high power in stalls that do not need it.

Common questions

Is DC fast charging always better?
No. DC fast charging is the right answer when vehicles stop briefly and turnover matters. At a hotel or apartment garage where cars sit overnight, a DC unit costs many times more and delivers no additional value to the driver.
How many Level 2 ports can a property add without a service upgrade?
It depends on spare capacity, but networked load management lets many ports share a fixed amount of power by throttling and scheduling sessions. That is often the difference between adding eight ports and paying for a new transformer.
Can a property mix both?
Most well-designed commercial sites do. Level 2 rows handle long-dwell parking while one or two DC ports serve visitors and quick top-ups. Mixed designs also spread the incentive benefit across more ports.
Do both work with every EV?
