How to Choose Commercial EV Chargers: A Buyer's Guide for Property Owners

The commercial EV charging market is crowded with hardware that looks identical on a spec sheet and performs very differently in a parking lot. This guide walks through how to actually choose: start with how your drivers use the site, compare hardware on the specs that predict reliability, and ask the contract questions that protect the investment.

1. Start with dwell time, not hardware

The single most important input in charger selection is not voltage, brand or price. It is how long a vehicle sits at your property. Dwell time decides the technology, and the technology decides almost everything else: cost per port, electrical requirements, utility involvement and project timeline.

Buying against dwell time cuts both ways. DC fast chargers at a multifamily property are a six-figure solution to a problem that does not exist. Level 2 chargers at a highway travel stop are amenities nobody can use. Match the machine to the visit.

3. How to compare the hardware itself

Once the technology class is set, spec sheets start to blur together. These are the lines that actually separate chargers that last from chargers that become yard art — and the question to ask about each one.

4. Think in total cost of ownership

Purchase price is the smallest number in the life of a public charger. The real budget is installation (trenching routinely outruns the hardware), networking and payment fees, electricity, maintenance and the revenue lost whenever a unit sits offline.

5. Questions to ask before you sign

  • Who installs it? A licensed electrical contractor with EV-specific experience, or a subcontractor found after the sale? Installation quality determines whether the site works.
  • Who owns uptime? Get the monitoring, response time and repair SLA in writing. "The manufacturer handles warranty" is not a maintenance plan.
  • Can I change networks? OCPP-certified hardware keeps your options open. Proprietary lock-in transfers the leverage to the vendor.
  • What happens in year three? Ask what renews, what expires and what it costs. Software fees, warranty terms and payment processing all change after year one.
